Living in North Cyprus

Cost of living in North Cyprus 2026

In one line

A single person lives comfortably in North Cyprus on about €750–€1,050 a month, and a family of four on roughly €2,200–€2,900 — with rent the biggest variable. It's markedly cheaper than the south of the island and most of Europe.

North Cyprus (the TRNC) has become one of the Mediterranean's better-value places to spend a season — or settle. But the numbers online are noisy, and a lot of “Cyprus cost of living” articles are quietly about the south (the Republic of Cyprus), which is a different country, uses the euro, and costs more. Everything below is for the north, with sources and dates.

€750–1,050
Single person, comfortable / month
£450–1,300
Furnished rent range / month
~30–50%
Cheaper housing than the south

A realistic monthly budget

Your total depends mostly on where you live and how often you eat out. As a working baseline for 2026:

ItemTypical monthly (EUR)
Utilities (electric, water, gas — small flat)€180 – €250
Groceries (cooking at home)€200 – €300
Eating out (3–4 times a week)+€200 – €300
Car (fuel, insurance, upkeep)€130 – €180
Internet~€17

Rent by city

Rent is where cities really differ. Coastal, tourist-heavy Kyrenia and Iskele command a premium; Nicosia and Famagusta are the value picks.

CityTypeTypical rent
Kyrenia (Girne)1-bed, central£450–£600 (≈€500–€620)
Iskele / Long BeachStudio → 2-bed£350 → £700
Nicosia (Lefkoşa)2-bed£600–£800
Famagusta2-bed (best value)~£400

Why every price you read online is already out of date

This is the part most cost-of-living articles never admit. Everyday life in the north runs on the Turkish lira, and the lira moves. A table of lira prices published eighteen months ago is not slightly wrong — it is describing a different country.

Regulated prices move too. In May 2026 the north's electricity tariff rose by 22%: the first 250 kWh band went from 4.80 to 5.86 lira per kilowatt-hour. Any utilities estimate written before that date understates your bill. It is why the figures on this page are quoted in euros and pounds, dated, and sourced — and why you should still check them yourself.

A note on the money: everyday life runs on the Turkish Lira, but the property market thinks in pounds and tourism thinks in euros. Because the lira moves quickly, always check both the currency and the date on any price you see — including ours.

The costs no table shows

Three things catch new arrivals out, and none of them appear in a spreadsheet.

Getting around

Public transport in North Cyprus is thin. There's no metro, buses are limited, and towns are spread along the coast. There is also no Uber or Bolt in the north — the ride-hailing apps stop at the Green Line. In practice, day-to-day life leans on having a car, and arrivals lean on private transfers. It's the quiet line item that catches people out, and the reason your first and last journeys on the island are worth getting right.

The “Mersin 10, Turkey” address

Because the north's postal address routes through Turkey, many global retailers — Amazon among them — will not ship to it directly. Parcels typically go via Turkey and take longer, or you use a forwarding service. Budget for it, and don't assume next-day delivery exists here.

Cards and cash machines

Cards are accepted almost everywhere in towns and resorts. Cash machines are fussier: local guidance is that a Visa card generally works only in a Visa ATM and a Mastercard only in a Mastercard ATM, so you may walk to a second machine. Some newer fintech cards want a shop payment before they will allow a withdrawal.

Frequently asked

How much does it cost to live in North Cyprus per month?

Around €750–€1,050 for a single person and €2,200–€2,900 for a family of four in 2026, depending on city and lifestyle. Rent is the biggest swing factor.

How much is rent?

Furnished apartments run £450–£1,300 a month. A central one-bed in Kyrenia is ~£450–£600; Famagusta and Nicosia are cheaper.

Is North Cyprus cheaper than the south?

Yes — housing in the Republic of Cyprus tends to be about 30–50% higher than in the north. Full comparison here.

What currency will I actually use?

The Turkish Lira day to day, though rent is usually quoted in pounds and tourism in euros. Cards are widely accepted in towns and resorts.

Is there Uber in North Cyprus?

No. Neither Uber nor Bolt operates in the north. Bolt runs in the Republic of Cyprus in the south, but it will not carry you across the Green Line. Taxis are arranged by phone and are often unmetered — agree the fare first, or book a transfer in advance.

Arriving to view a place — or move in?

Land at Larnaca, and we'll be at arrivals with your name, cross the border for you, and take you door to door in a private VIP Vito — luggage, viewings and all.
